New Construction Architect of Record
Located on a corner lot, 450 Warren bridges two contrasting urban contexts: the open green spaces of a "tower-in-the-park" development to the west, and the historic brownstone-lined block to the east. Drawing inspiration from both, the project reimagines urban residential living by creating a new housing typology that emphasizes community, individuality, and sustainability.
A defining feature of 450 Warren is its unique circulation strategy: every residence is accessed directly from a shared exterior walkway. This approach fosters a sense of neighborhood and connection among residents, turning circulation into an active public realm. Complementing this are three shared exterior courtyards that serve as communal green spaces, encouraging interaction and outdoor living. Each unit is thoughtfully designed with at least two private outdoor terraces, seamlessly connected to living areas and bedrooms. This integration of indoor-outdoor space allows residents to enjoy fresh air, natural light, and the flexibility typically associated with townhouse living—while remaining within a multifamily context.
Sustainability is at the core of the project. Residences are oriented to maximize daylight and provide cross-ventilation, significantly reducing reliance on artificial lighting and mechanical systems. The building is wrapped in a high-performance envelope that exceeds energy code requirements by 20%, enhancing both comfort and energy efficiency. The façade showcases an innovative masonry rainscreen system composed of custom-designed blocks in nine unique shapes. Paired with high-performance windows, this monolithic material palette gives the building a sculptural, contemporary identity while delivering long-term durability and environmental performance. 450 Warren is not just a place to live—it’s a model for the future of urban housing: community-oriented, environmentally responsible, and architecturally distinctive.
